Applicant Screening Criteria

Minimum requirements for all applicants are listed below.

  1. The applicant MUST see the property in person before signing the lease.
  2. The credit score for each applicant should be 640 or above. Any interested party over the age of 18 must complete an application.
  3. Gross combined household income should equate to three times the rental amount.
  4. Applicant(s) must have no prior evictions and must not have been subject to eviction proceedings.
  5. Applicant(s) must not have a convicted criminal record.
  6. SLORight may check for collections and past due accounts.
  7. SLORight may contact current and previous landlords for references.
  8. SLORight may contact current and previous employers for references.
  9. Applicant(s) must not have terminated a previous rental agreement with an overdue balance.
  10. Applicant(s) must not have any liens, judgments, or lawsuits over $1,000 against them.
  11. Applicant(s) must not have any bankruptcies, foreclosures, or judgments over the past three years.
  12. Applicant(s) must not have existing circumstances that are likely to result in defaulting on rent within 60 days.
  13. Applicant(s) must have a positive, acceptable, passing recommendation from a third-party tenant screening report (SLORight uses TransUnion).

NOTE: Fulfilling the minimum requirements above does NOT guarantee any applicant(s) a lease agreement with an SLORight Property Management property.

Fall Housing Properties Will Start Advertising December 2027

Be sure to follow the directions below or your group’s application WILL NOT be considered.

How to Submit Applications:

1.    Choose ONE person in your group to be the main contact person. Note this on your group bio.

2.    Have your entire group (tenants & co-signers) submit their applications on the SAME DAY or in the same 48 hours. The application link will be on the advertisements on our website and will say “Apply Now”. Any full or part-time student will need to provide a cosigner. Cosigners also need to fill out an application.

3.    BIOS: Upload your bios with the application. Good things to include in your bios would be the school you attend, your major, your grade level, extracurricular activities, and how you know your co-applicants. The group’s bios should be on one pdf and attached to each applicant’s application or emailed to fallhousing@sloright.com.

4.    Each applicant is required to pay a $40 application fee and each co-signer is required to pay a $40 application fee. This is a one-time fee, and you may apply to as many properties as you would like thereafter.

5.    If there is more than one property you would like to apply to, DO NOT submit applications multiple times. Instead, email us at fallhousing@sloright.com. Include the names of your co-applicants and the property or properties you would like to add to your application (in order of most to least desired).

Q: Where do I find the properties?

A: Properties can be found at sloright.com/rental-search. Properties available for fall housing will be labeled “Fall Housing 2027”.

Q: How do I tour the property?

A: Click on the property listing on our website and you’ll see an option for scheduling a showing. You can also call our office at (805) 540-2121. Once you’ve viewed the property, your group’s application will be considered.

Q: How do I edit my application?

A: Log back into your application and submit the additional documents or make the necessary changes to your application. You can also email documents to fallhousing@sloright.com.

Q: Who can apply for a Fall Housing property?

A: Anyone interested in leasing a property for the fall is welcome to apply.
